Cove Islands serves to both homeowners and business alike. Because we don't want the two to mix (for privacy and lag issues) we have decided to make separate zoning areas. These zoning areas include both commerce and residential sims.

commerce

Cove Islands commerce sims are for shops, businesses, offices, headquarters, and even home or apartment buildings. In order for us to give our residents and their customers a pleasant experience on Cove Islands, we do restrict high lag businesses. Casinos and clubs are strictly forbidden. Because we want to give businesses the best possible experience, all commerce parcels come with double prims. That is double the usual amount of prims on any given parcel.

commercial

Cove Islands commercial sims are for clubs, stores, and other businesses. They're all class 5 and each parcels comes with a generous double prim allowance, meaning that every single parcel has twice the prim allowance of a standard parcel of its size. Every single parcel on a Cove Islands commercial sim has road access too, making this the ideal location to set up your business.

residential

Cove Islands residential sims are for homeowners. Set up a home or just have an open area to lay under the sun. Most parcels have waterfront access but a few are hillside/hilltop. It is acceptable for an individual to rent out their land. We do not allow businesses of any kind on our residential sims. A few things that makes our residential sims different than others are the gorgeous landscape, prim multiplier (you get more prims than you normally would), and buffer land between every parcel so you neighbors who have things over-hanging their parcel don't end up on yours.
