all zones
1. TIER: As with all land in Second Life, you are required to pay tier in order to maintain your parcel. As these are privately owned sims, we pay Linden Labs monthly land usage fees and you pay us tier. Tier can be paid however often you like and any amount paid is credited to your account as time. In order to keep your parcel you must always have a positive tier balance. Tier is paid directly to the tier terminal at the edge of your parcel by right clicking and going to 'pay'. You may then select the amount you wish to pay.
2. HARASSMENT: Inappropriate behaviour and harassment, griefing, spamming or abuse of other residents will not be tolerated. This includes rezzing items on your parcel to deliberately offend or irritate another resident. Any resident found in breach of this runs the risk of losing their land.
3. RESELL RIGHTS: Cove Islands does not operate a buyback scheme. Residents are, however, permitted to sell their parcel on at any time. Please note that both positive and negative tier balances are transferred to new owners when parcels are bought in private transactions of this nature. If you are buying a parcel from an existing resident please VERIFY THE TIER STATUS. Cove Islands is not responsible for negative tier balances on plots purchased in a private transaction.
4. PARCEL JOINING/DIVIDING: If you purchase 2 or more plots adjacent to one another and on the same sim, you may have these plots joined. In doing so you will gain the buffer land in between (where applicable) free of charge. However, in choosing to join your parcels you accept that they CANNOT be subdivided again later on. Parcels purchased cannot be cut into smaller parcels.
5. PARCEL SWAPPING: Residents are entitled to swap parcels after one continuous month of ownership and providing the current tier balance is in credit. Restrictions apply to this. Residential parcels may only be swapped for residential and commerce for commerce. There can be no interzone swapping. If a resident wishes to move to a bigger/higher value plot, they will be required to meet the difference in value between the 2 plots and the new tier fee for the larger plot will apply. Residents may choose to downgrade to a smaller plot in order to pay lower tier however no money for land value decrease will be refunded. Tier paid on the original parcel will be transferred.
residential zoning
In addition to the "All Zones" regulations, residents on residential sims must also adhere to the following:
1. NO ADVERTISING: No advertising of goods or services is permitted.
2. ROTATING SIGNS OR STRUCTURES OR HOVERING SIGNS: These are strictly prohibited.
3. SKYBOXES: Skyboxes are permitted but must be 250m up or higher. No skyboxes may be lower than 250m.
4. BUILDINGS: Buildings at ground level must not exceed 35m in height
5. TERRAFORMING: Terraforming is enabled and permitted on residential sims within limits. The land raising and lowering permissions are set to -4/+4m. No terraforming outside of these 4m limits can be done.
6. BAN LINES: We do not permit ban lines as, quite frankly, theyĆre an eye sore! That is to say, you may NOT restrict access to your parcel per group/avatar/payment status/age verification. We ask instead that you use a security system with a minimum time of ten seconds between the trespasser being asked to leave and any action being performed.
7. SUB-RENTING: You may rent out either your land or buildings on your land within limits. There can be one rental unit per 1024sqm land you hold. So, for example, if your plot is 4096sqm you maybe have up to 4 rental houses etc. It is the responsibility of the landowner to ensure that their tenants adhere to the covenant.
8. COMMERCIAL ACTIVITY: this is STRICTLY prohibited on residential sims. These are one zone residential areas and the sale of goods or services is forbidden. No vendors, commercial buildings, sale of services or advertising is allowed. No clubs.
commerce zoning
In addition to the "All Zones" regulations, residents on commerce sims must also adhere to the following:
1. NO CLUBS OR CASINOS: Clubs are permitted on commercial sims only and not on commerce. This keeps lag down for shop keepers on our commerce sims.
2. CAMPERS: Campers are permitted within strictly adhered to limits. You are permitted to have one individual camper (person paid to remain on your parcel) per 512sqm of commerce land owned on Cove Islands.
3. SHOUTING/SPAMMING SCRIPTS AND HOVERING SIGNS: These are strictly prohibited.
4. SKYBOXES: You may have a skybox provided it is 250m up or higher. No skyboxes below 250m will be permitted.
5. TERRAFORMING: Terraforming is enabled on the commerce sims within limits. You cannot raise land from its original state but may lower by up to 100m.
6. BAN LINES AND SECURITY SYSTEMS: Ban lines (i.e restricting access to your parcel per avatar/group/payment status/age verification) is not allowed. We do allow security systems providing that the minimum time between a trespasser being warned and any action being taken is 10 seconds.
commercial zoning
